Ithaca NOS

Ithaca NOS is comprised of three properties located throughout the City of Ithaca-Northside Apartments, Overlook Terrace and Southview Gardens. These properties are managed by the Ithaca Housing Authority. All units under Ithaca NOS will offer 100% Project-Based Section 8 Vouchers, through the U.S. Department of Housing and Urban Development. All units will be leased to families at or below 60% AMI (see chart.)

Completed applications may be dropped off in person or mailed to the Ithaca Housing Authority at 800 S. Plain St. Ithaca, NY 14850. Applications may also be faxed to (607) 273-5738 or emailed to receptionist@ithacaha.com.

Please DO NOT submit more than one application per household.

What is a Project Based Voucher?

A project based voucher is a component of IHA’s Housing Choice voucher program. Unlike a mobile voucher, a PBV is attached to a specific unit. After living in an apartment with a PBV for atleast one year, the family can request a HCV to move from the property. This is not guarenteed and based on voucher availability. Families in units with a PBV pay 30% of their iuncome toward rent and utilities.

Northside Apartments

  • 82 units located at 510 Madison St., 503-621 Hancock St., 118-130 Morris Ave., 216-312 Third St., 202-311 Fourth St., and 107-141 Fifth St.
  • 1-bedroom, 2-bedroom, 3-bedroom, and 4-bedroom units available

Application Due: April 1, 2024, must be postmarked by this date

Lottery Date and Location: 1:00pm on April 16, 2024 at 800 S. Plain St. Ithaca, NY 

Overlook Terrace

  • 10 units located at 410-412 Hector St.
  • 2-bedroom and 3-bedroom units available
  • Applications accepted on a rolling basis

Southview Gardens

  • 26 units located at 304-310 Center St. and 410-422 S. Plain St.
  • 2-bedroom, 3-bedroom and 5-bedroom units available
  • Applications accepted on a rolling basis
